Google Ads for Real Estate: How to Build Campaigns That Bring Buyers, Not Browsers

A typical real estate click on Google costs $3.22 in the US, and a lead about $100. Then a share of those clicks turns out to be someone studying for a licence, someone looking for Zillow, or someone who wanted a rental. And because most accounts tell Google that every form fill is a success, Google goes and finds more of the same.

Google Ads for real estate work when you build campaigns around intent tiers (people looking for an agent, people looking for a property, people valuing a home), block the searches that only look relevant, and send your qualified leads and sales back to Google so it bids for buyers instead of form fills. Add the 2026 products (AI Max, Performance Max's new controls, Local Services Ads for Home Listings) on top of that foundation, not instead of it, and follow each market's ad rules.

The guides ranking for this topic were written for one US agent, and the best known was first published in 2023. This one is written for agents, brokerages and developers in the US, UK, UAE and India. It uses search volumes and bid ranges we pulled from Google's Keyword Planner for all four markets this month, and every other number links to its source.

In a Nutshell

  • Costs (US, 2026): median CPC $3.22, CTR 7.61%, conversion rate 3.70%, cost per lead $102.51, per LocaliQ. Brokers and residential agents pay about $160 a lead.
  • Bid by intent tier. A US "houses for sale near me" search has a top-of-page bid range of $0.08 to $1.39. "Real estate agent near me" runs $3.68 to $22.27. "Sell my house fast" runs $13.19 to $106.03. Same industry, completely different economics.
  • Negatives matter more than keywords. In the US, searches for a real estate licence, becoming an agent, agent salaries and real estate jobs add up to 86,900 a month, more than "real estate agent near me." Portal names, calculators and government sites are the other big leaks.
  • Make Google bid for buyers. Send qualified-lead and sale stages back with enhanced conversions for leads; Google wants 15+ conversions in 30 days, ideally uploaded daily. From June 2026, API uploads go through Google's Data Manager.
  • AI Max and Performance Max are usable now, with brand and URL controls and campaign-level negatives. Performance Max's new age and gender settings are off-limits for US and Canadian housing ads.
  • Local Services Ads for Home Listings reached all 50 US states in June 2026. LSA runs in 11 countries, not the UAE or India.
  • Market rules: no ZIP, age, gender, parental or marital targeting for housing in the US and Canada; a Trakheesi permit and Madmoun QR in Dubai; RERA number and authority website in India; complete material information in the UK.

What Google Ads for Real Estate Cost in 2026

LocaliQ's 2026 real estate search benchmarks are the medians of 894 US search campaigns run between April 2025 and March 2026:

$3.22
median cost per click, up 27% year on year
7.61%
median click-through rate, down 10% year on year
3.70%
median conversion rate, up 13% year on year
$102.51
median cost per lead, up 2% year on year

The averages hide a wide spread by type of business:

Subcategory (LocaliQ 2026)CPCCTRConversion rateCost per lead
Apartments and rentals$3.107.73%3.42%$99.48
Homes for sale by agent$3.905.87%1.83%$142.59
Property management$3.946.66%10.24%$76.71
Real estate broker$3.717.29%1.53%$162.39
Residential real estate agent$3.198.00%1.29%$157.59

The trend for agents is the worrying part, though subcategories rest on smaller samples than the headline figures. LocaliQ found the CPC for "homes for sale by agent" rose 78.9% year on year while its CTR fell 39%, and broker cost per lead rose 54%.

Why every cost-per-lead figure you read disagrees. CINC, a lead-generation platform, publishes Google buyer-lead costs by metro. Its Q2 2026 report puts big-city buyer leads at $6.52 in St. Louis, $7.72 in Chicago, $11.28 in Washington DC and $13.48 in Los Angeles, roughly a tenth of LocaliQ's median. Both can be right, because they're counting different things. CINC doesn't define a lead in its report, but lead-generation platforms often count a registration on a property search site as one, while LocaliQ counts conversions such as form fills and calls on an advertiser's own site. Before you compare your account to any benchmark, write down what your "lead" is. CINC's data also shows a seasonal pattern worth planning around: buyer cost per lead climbs through the second, third and fourth quarters and falls again in the first.

The only benchmark that matters is cost per viewing

A $7 registration and a $160 qualified form fill are not the same product. Compare channels, campaigns and agencies on cost per qualified lead and cost per viewing or site visit attended. That means connecting your CRM, which is also what makes Google's bidding work (see qualified leads).

Which Google Ad Product Fits Your Business

"Google Ads" is now six different products. Which ones you need depends on whether you're a solo agent, a brokerage or a developer, and where you sell.

ProductHow you payBest forWhere it's available
SearchPer clickEveryone: the core of any real estate accountEverywhere
Local Services AdsPer valid lead (call, message, booking)Agents and brokerages wanting buyer and seller enquiries11 countries; real estate categories confirmed in the US and UK; not UAE or India
LSA Home ListingsPer lead, priced by marketUS buyer's agentsUS only, mobile only
Performance MaxPer click or interaction, bidding for conversions across all Google inventoryDevelopers and brokerages with good assets and conversion dataEverywhere
Demand Gen and YouTubePer click or viewOff-plan launches and overseas buyers who aren't searching yetEverywhere
Lead form and message assetsAdded to Search or Performance MaxCapturing leads in the ad itself, including WhatsAppEligible verticals

Lead form assets put a form inside the ad, with an option for phone verification by one-time code, and need a privacy policy and conversion-focused bidding. Message assets, still in beta, let a searcher open WhatsApp, SMS or Messenger straight from the ad. For Dubai and Indian campaigns, where buyers expect WhatsApp, that's worth testing.

Build Search Campaigns by Intent Tier

A keyword list sorted alphabetically tells Google nothing. Sort keywords by what the searcher wants to do next, give each tier its own campaign and budget, and bid for what each tier is worth.

We pulled average monthly searches (September 2025 to August 2026) and top-of-page bid ranges from Google Ads Keyword Planner on 12 October 2026, for the US, the UAE, India and the UK. Bids are Google's estimates of what it takes to show at the top of the page, not actual costs per click, converted from rupees at 96.80 to the dollar. Volumes are for English-language searches, which understates Arabic and Hindi demand in the UAE and India. Use them to compare tiers, not to set a budget.

Tier 1: hire or sell intent (highest value, highest cost)

The searcher wants an agent or wants to sell. One conversation here can be worth a whole listing.

Keyword (US)Monthly searchesTop-of-page bid range
realtor near me90,500$3.70 to $18.10
real estate agent near me49,500$3.68 to $22.27
best realtor near me14,800$6.49 to $28.51
listing agent near me1,300$6.76 to $38.51
sell my house fast12,100$13.19 to $106.03
how much is my house worth22,200$1.56 to $8.83

"Sell my house fast" is the most expensive term in our pull because cash buyers and investors bid on it. If you're a listing agent rather than a cash buyer, the valuation terms ("how much is my house worth," "home value estimator" at 40,500 searches) are a far cheaper way to reach sellers, with an instant valuation page as the offer. The UK pattern is the same: "estate agents near me" (49,500 searches) at $2.24 to $11.83, "house valuation" (22,200) at $0.95 to $5.83. In the US, agent searches are also where Local Services Ads now sit above the search ads (see Local Services Ads), so run both and compare cost per appointment.

Tier 2: property intent (high volume, cheap clicks, harder to convert)

The searcher wants a property, usually on a portal. Clicks are cheap because the portals dominate and most searchers just want to browse; LocaliQ's "homes for sale by agent" campaigns converted at 1.83%, half the real estate median.

KeywordMarketMonthly searchesTop-of-page bid range
houses for sale near meUS550,000$0.08 to $1.39
new construction homes near meUS60,500$1.73 to $7.80
villas for sale in dubaiUAE8,100$1.02 to $4.19
apartments for sale in dubaiUAE6,600$1.48 to $6.42
off plan projects in dubaiUAE320$3.20 to $10.96
flats in bangaloreIndia8,100$0.24 to $1.29
flats for sale in puneIndia5,400$0.03 to $0.87
new build homesUK6,600$0.83 to $2.66

For a developer, this tier is the core: project and area terms ("new projects in gurgaon," "property in noida"), developer brand terms ("emaar properties" and "damac properties" get 5,400 and 6,600 searches a month in the UAE) and unit types ("2 bhk flat in mumbai"). The landing page has to beat the portal at its own game: real price, real floor plan, real availability.

One caveat for Dubai: the UAE figures above count searches from people located in the UAE. Google's default "presence or interest" location setting can also reach an investor in London or Mumbai searching for Dubai property, but we'd rather run the big source markets (the UK, India, the Gulf) as separate campaigns, with their own budgets and ads written for that buyer.

Tier 3: research intent (low bids, remarketing)

"How to buy a house" (22,200 US searches) and "first time home buyer" (49,500) are people months away from a transaction. Bid low, send them to a genuinely useful guide, and add them to remarketing lists. Don't judge this tier on leads.

Brand tier

Your own name, your agents' names, your project names. Cheap, high-converting, and worth protecting so a portal or rival doesn't take the top slot.

How to split budget. Fund Tier 1 to the point where it's no longer limited by budget, then Tier 2 for the areas and projects you can actually sell, then Tier 3 with what's left. A developer reverses the first two: Tier 2 project and area terms are the main event, and a small Tier 1 campaign catches people looking for an agent in the area.

The Negative Keywords and Portal Terms That Waste Budget

On the real estate accounts we audit, the quickest saving usually comes from what isn't in the keyword list but should be in the negative list. Our Keyword Planner pull shows why:

  • Career searches outnumber "real estate agent near me." In the US, "real estate license" (40,500 searches a month), "how to become a real estate agent" (22,200), "real estate agent salary" (12,100) and "real estate jobs" (12,100) add up to 86,900, more than "real estate agent near me" at 49,500. A broad match on "real estate agent" (246,000 searches) catches both. The UK has "estate agent jobs" (9,900), the UAE "rera exam" and "real estate jobs in dubai," India "real estate jobs."
  • Calculators are huge and almost never convert. "Mortgage calculator" gets 2.74 million US searches a month; "home loan emi calculator" 673,000 in India.
  • Government and registry searches. "Dubai land department" gets 49,500 searches a month in the UAE and "rera registration" 6,600 in India. Almost all are people doing admin, not buying.
  • Rentals, if you only sell. "Homes for rent near me" (135,000 US) and "apartment for rent in dubai" (14,800) will match sales keywords on broad match.

A starter negative list by theme:

ThemeExample negatives
Careersjobs, career, salary, license, licence, exam, course, training, hiring, become
Rentals (sales campaigns only)rent, rental, lease, to let, monthly
Tools and researchcalculator, emi, mortgage rates, map, news, trends, wiki
Governmentland department, registry, rera registration, stamp duty
Portalszillow, realtor com, redfin, rightmove, zoopla, bayut, property finder, 99acres, magicbricks
Wrong productcommercial, warehouse, land, hostel, pg (unless you sell them)

Then read the search terms report weekly and keep adding. On a real estate account the negative list is never finished.

Should you bid on portal names? The volumes are enormous: Zillow gets about 20.4 million US searches a month, Rightmove 11.1 million in the UK, 99acres 550,000 in India, Property Finder 201,000 and Bayut 135,000 in the UAE. Almost all of it is navigational. Google's trademark policy doesn't stop you using a competitor's brand as a keyword (local trademark law is a separate question), but the owner can complain and get it restricted in your ad text. Our default is to add portal names as negatives. If you want to test them, use a separate campaign, a landing page that leads with listings, and a hard cost-per-qualified-lead limit.

Make Google Bid for Buyers: Send Qualified Leads Back

This is the part every ranking guide skips. If your conversion goal is "form submitted," Google's bidding finds more people who submit forms, including people who never answer. If you tell Google which leads qualified, booked a viewing and bought, it can bid for those people. That's what turns smart bidding from a cost into an advantage.

The setup:

  1. Map your stages. Lead, qualified (budget and timeline confirmed), viewing or site visit booked, offer or booking, sale.
  2. Capture the click. Your CRM needs the Google click ID or the lead's email and phone for every lead.
  3. Send stages back to Google. Google now recommends enhanced conversions for leads over click-ID-only offline imports for new setups. Google's own data shows advertisers using it see a median of about 10% more conversions than with standard offline conversion import. Since April 2026, enhanced conversions for web and for leads are a single setting.
  4. Bid on the right stage. Use target CPA on qualified leads if you can't assign values; value-based bidding if you can, sending a value with each lead (a villa enquiry worth more than a studio) and using conversion value rules to adjust by location, device or audience (a local buyer worth more than an out-of-area one).

Google's rules for the bidding goal, from its lead quality guide:

  • at least 15 conversions in the last 30 days across the account for the stage you bid on
  • uploads ideally daily
  • the stage should happen within about 7 days of the ad click
  • don't mix goals from different funnel stages in one bidding goal
  • optimising to lead-stage goals like "qualified lead" also turns on Google's invalid-traffic protections for lead generation

Google says the stage should ideally happen within 7 days, which makes closed sales a poor bidding goal for almost every property business, because sales take months. So bid on "qualified" or "viewing booked," and still send sales back as values so reporting and value rules learn from them.

Do the maths before you commit. At the US median of $102.51 per lead, if 30% of leads qualify, 15 qualified leads a month needs 50 leads and about $5,100 of spend. Below that, bid on the earliest stage that clears 15 a month, or pool campaigns so the conversions count together.

June 2026: check how your CRM uploads conversions

From 15 June 2026, Google moved offline conversion and enhanced conversions for leads uploads to its Data Manager API, and new integrations can no longer upload them through the Google Ads API (developer tokens that uploaded between January and June 2026 keep legacy access for now). If your CRM or a custom script sends conversions to Google, confirm it has moved before your bidding quietly loses its signal.

AI Max and Performance Max for Real Estate

Both are usable for property in 2026, as long as you switch on the controls Google added and keep Search as the base.

AI Max for Search was announced in May 2025. Google says advertisers who switch it on typically see 14% more conversions or conversion value at a similar cost per acquisition, and 27% for campaigns still mostly on exact and phrase match. Per Google's AI Max help page, it combines three things:

  • Search term matching: broad match plus keywordless matching to your site and assets
  • Text customisation: Google writes ad text variations from your site
  • Final URL expansion: Google picks which page to send each searcher to

The real estate risk is the last one. With URL expansion on, a searcher for "3 bedroom villa in Arabian Ranches" lands on whichever page Google judges most relevant. Google says it picks pages that are relevant and themed to your ad group, but on a property site that can still mean a sold listing or a blog post, and Google ignores your pinned headlines. Use URL exclusions for blog, careers and sold-listing paths, brand exclusions for portal names, and locations of interest for area targeting. Add exact-match copies of your best keywords, because AI Max stops treating broad keywords as exact for prioritisation. Google also says AI Max won't be effective in a campaign limited by budget.

Performance Max got the controls it was missing. Campaign-level negative keywords began rolling out to all advertisers in January 2025, and they apply to Search and Shopping inventory. In September 2025 Google added negative keyword lists at campaign level, raised search themes from 25 to 50 per asset group, and opened up age and device targeting plus a gender beta. One catch for US and Canadian advertisers: the housing policy below rules out the age and gender controls.

Our approach for property accounts:

  • Search campaigns by intent tier first, with qualified-lead bidding working
  • Performance Max for developers with strong video, renders and a feed of projects, given the same negatives and brand exclusions, and judged on qualified leads
  • Demand Gen or YouTube for off-plan launches aimed at buyers who aren't searching yet

We go deeper on where Performance Max helps and where it hides waste in Performance Max: hero or villain.

Local Services Ads and the New Home Listings Ads

Local Services Ads put a Google-verified agent profile above the search ads and charge per lead, not per click. For agents and brokerages that answer their phones, they're worth testing against Search, because you only pay when someone actually gets in touch.

How LSA charges, from Google's lead charging rules:

  • You pay per valid lead: a call, message or booking. A missed call counts if it comes in during business hours and the caller stays on the line for more than 20 seconds.
  • Repeat contact from the same phone or email within 15 days isn't charged again.
  • Google reassesses charged leads over 30 days and automatically credits ones it judges invalid or poor quality. Advertisers in Europe, the UK included, don't get lead credits or call recordings.
  • Message leads are usually cheaper than calls; booking leads are US and Canada only.

LSA is available in 11 countries: the US, Canada, the UK, Switzerland and seven EU countries including Ireland. The UAE and India aren't on the list. The real estate categories are confirmed in the US ("Real estate services") and the UK ("Estate agent services").

Home Listings ads. On 11 June 2026 Google rolled out a richer LSA format to all 50 US states. When people search for homes, the ad shows listing details (price, photos, features, powered by HouseCanary data) alongside promoted local agents, and buyers can call, message or book an agent from the ad. Per the Home Listings help page:

  • it's mobile only and doesn't serve on Google Maps
  • you need a verified Business Profile linked to an LSA campaign, and you must opt into the Buyer's agent or Seller's agent job types
  • if you only opt into selling job types, you'll appear on agent searches but not on "homes near me" searches
  • lead pricing "varies dynamically by market," and you still pay only for leads
  • portals can enrol their agents through Google's managed partner program, so expect portal-backed agents in the same slots

For US buyer's agents this is one of the biggest Google changes for real estate in years: an ad slot on property searches that used to belong to the portals. Turn on the Buyer's agent job type, answer every lead within minutes, and track LSA leads separately in your CRM so you can compare cost per viewing with Search.

Ad Rules by Market: US, Canada, Dubai, India and the UK

MarketTargeting ruleWhat the ad and page must carry
US and CanadaNo targeting by gender, age, parental status, marital status or ZIP code for housing adsFair housing compliant copy
DubaiNo Google-specific limitTrakheesi permit before any campaign; permit number and Madmoun QR on ads
IndiaNo Google-specific limitProject registered with state RERA before advertising; registration number and authority website on every ad
UKNo Google-specific limitComplete material information in listings under the DMCC Act

US and Canada

Google's housing ads policy, developed with the US Department of Housing and Urban Development and announced in 2020, bans housing advertisers in the US and Canada from targeting by gender, age, parental status, marital status or ZIP code. That covers sale and rental listings, real estate services, listing sites, apartments and retirement communities. You can still target cities, countries and a radius of at least 1 km, and in Canada the first three characters of a postal code. If an ad is flagged, Google's fix is to set all four demographics to include everyone and remove ZIP targeting. Two ranking guides on this topic still recommend ZIP-code or demographic targeting for agents; for US and Canadian housing ads, that breaks Google's policy.

Dubai

The Dubai Land Department's real estate advertisement permit, issued through Trakheesi, covers electronic and online ads as well as print, outdoor and launches. Most permits cost AED 1,000 plus a AED 20 fee and take one working day; brokers advertising online must upload their marketing contract with the owner. In a 2020 enforcement notice, DLD said it requires a permit before any campaign and the permit number in all real estate ads, with fines starting at AED 50,000 per violation, and since April 2023 the Madmoun QR code. DLD doesn't spell out how this applies to a text search ad, which has no room for a QR code. Our practice is to put the permit number and QR prominently on every landing page and listing page the ad sends people to, and to get your compliance team's sign-off on the ad text itself.

India

Under the Real Estate (Regulation and Development) Act, a promoter can't advertise a project that has to be registered (small projects under 500 square metres or eight units are exempt) before registering it with the state RERA, and Section 59 sets a penalty of up to 10% of the estimated project cost for doing so. Section 11(2) requires every advertisement to carry the registration number and the authority's website address. Haryana RERA (Gurugram)'s Direction No. 3/2021 to builders makes clear that "advertisement" includes any medium, social media, SMS and email included, that digital and audio-visual ads must state both, and that the promoter stays liable even when an agency runs the ads. In Maharashtra, MahaRERA has required a project QR code on ads since 2023, and a 2025 order moved it to the top-right corner with the registration number and website at least as large as the font used for contact details, and penalties of up to ₹50,000. MahaRERA's rules cover registered agents as well as developers. For search ads, which can't carry a QR code, put the registration number and the RERA website in the ad text (a description line or callout asset), get legal sign-off, and carry the number, website and QR on the landing page.

United Kingdom

The Digital Markets, Competition and Consumers Act's consumer rules took effect in April 2025, and National Trading Standards' material information guidance for property listings has since been withdrawn. The government consulted on replacement guidance noting that only about 35% of listings contained adequate information. Under the Act, the information in an "invitation to purchase" (anything showing a product's characteristics and price) is always material: main characteristics, the trader's identity, the total price and more. In June 2026 the government's home buying and selling roadmap said it will publish non-statutory guidance explaining those duties, with a view to avoiding further legislation. The Act doesn't prescribe a list for property, so for Google Ads the safe practice is a landing page with price, tenure, council tax band and the other basics up front.

Landing Pages and Follow-Up That Keep the Lead

A Google click becomes a lead on your page or not at all. The rules that make the difference:

  • One page per tier and area or project. Someone who searched "villas for sale in Dubai Hills" lands on a Dubai Hills villas page, not your homepage. The headline echoes the search.
  • The decision information above the form. Price from, payment plan or tenure, size, location, availability. NAR's 2025 Profile of Home Buyers and Sellers (full report) found 52% of US buyers found the home they bought online, and they come to your page comparing it with the portal.
  • A compliance block. Permit number and QR in Dubai, RERA number, website and QR in India, material information in the UK.
  • Three ways to enquire: a short form, a call button and WhatsApp. Track each as a separate conversion.
  • Hidden fields for the click ID and source, so every lead reaches your CRM ready to be sent back to Google.
  • A reply within minutes. Most US brokerages answer web enquiries slowly or not at all; we covered the data and a response system in the speed-to-lead section of our Meta ads guide.

If you're splitting a fixed budget between search and social, read Meta Ads vs Google Ads: where your budget should go. For most property businesses, Google captures people already searching and Meta creates demand for projects people haven't heard of yet. If you'd rather not build the pages yourself, we build landing pages per project.

The Bottom Line

Google real estate leads aren't cheap, $102.51 at the US median in 2026, and for a reason: the person is already searching. The accounts that make it pay don't find cheaper clicks. They stop paying for the wrong ones and teach Google which leads were real.

Structure campaigns by intent tier, because a "realtor near me" search and a "houses for sale near me" search are different businesses. Build a negative list from day one, because career, calculator, government and portal searches can outnumber your buyers. Send qualified leads and viewings back with enhanced conversions for leads and bid on them. Add AI Max, Performance Max and Local Services Ads once that foundation works, with their new controls switched on. And follow the rules of each market you advertise in.

We build and run this for agents, brokerages and developers through our Google Ads management and real estate marketing work, with a dedicated service for Dubai developers and brokers.

Frequently Asked Questions

How much do Google Ads cost for real estate?

LocaliQ's 2026 benchmarks, the medians of 894 US real estate search campaigns, put the typical cost per click at $3.22 and the typical cost per lead at $102.51, with a 7.61% click-through rate and a 3.70% conversion rate. Brokers and residential agents pay more per lead ($162 and $158), property managers less ($77). Keyword Planner shows why intent matters: in the US, 'houses for sale near me' has a top-of-page bid range of $0.08 to $1.39, while 'real estate agent near me' runs $3.68 to $22.27 and 'sell my house fast' $13.19 to $106.03. Budget by the tier you bid on, not the average.

Are Google Ads worth it for real estate, or is Facebook better?

They do different jobs. Google captures people already searching for a property, an agent or a valuation, so leads cost more but intent is higher. Meta creates demand among people who weren't searching yet, which suits off-plan launches and overseas investors, and its leads are cheaper but need more qualifying. Most brokerages and developers do best running both, with Google on high-intent searches and Meta on demand creation, and judging each on cost per viewing rather than cost per lead.

What is the difference between Google Ads and Local Services Ads for real estate agents?

Google Search ads charge per click on keywords you choose and send people to your website. Local Services Ads charge per valid lead (a call, message or booking) and show your Google-verified profile at the top of results, with no keywords or landing page. Since June 2026, US agents who opt into the Buyer's agent job type can also appear in Local Services Ads for Home Listings, which show property details next to promoted agents. LSA runs in 11 countries, not including the UAE or India, and its real estate categories are confirmed in the US and the UK.

Can I target real estate ads by ZIP code, age or gender on Google?

Not in the US or Canada. Google's personalised advertising policy for housing bans targeting by gender, age, parental status, marital status and ZIP code for housing ads in those two countries. You can still target by city, country or a radius of at least 1 km, and in Canada by the first three characters of a postal code. Outside the US and Canada, Google's housing restriction doesn't apply, though local advertising law still does.

Should I bid on Zillow, Rightmove, Bayut or 99acres as keywords?

Usually not, and we add them as negatives by default. Portal names are huge (Zillow alone is searched about 20.4 million times a month in the US) but almost entirely navigational: people want the portal, not you. Google doesn't restrict using a competitor's trademark as a keyword, but the owner can complain and have it restricted in your ad text. If you test portal terms at all, use a separate campaign with a listing-led landing page and a strict cost-per-qualified-lead limit.

Why are my Google Ads real estate leads junk, and how do I fix them?

Usually three causes: broad keywords that match career, rental and portal searches; a form that anyone can fill in; and a bidding goal that counts every form fill as a success. Fix the negatives first, then add phone verification to lead forms, then send qualified-lead stages back to Google with enhanced conversions for leads and bid on those. Google recommends optimising to a qualified or converted lead goal with at least 15 conversions in 30 days across the account, ideally uploaded daily.

Does Performance Max work for real estate lead generation?

It can, once Search is working and you're feeding it qualified-lead conversions. Performance Max now supports campaign-level negative keywords and negative keyword lists, brand exclusions and up to 50 search themes per asset group, which makes it safer than it was. Its new age and gender controls can't be used for housing ads in the US and Canada. Run it alongside Search, not instead of it, and judge it on qualified leads, not reported conversions.

Do Google Ads for property in Dubai or India need a permit or RERA number?

Yes. Dubai Land Department requires a real estate advertisement permit through Trakheesi before any campaign, online ads included, and the permit number and Madmoun QR code on real estate ads, with fines DLD has said start at AED 50,000. A text search ad can't hold a QR code, so put the permit number and QR prominently on the landing page and get compliance advice on the ad text itself. In India, the RERA Act requires project registration before any ad and the registration number and authority website on every advertisement; Haryana RERA (Gurugram) has said this covers digital media. This is a summary, not legal advice.
